We make the following submission to council on behalf of the members of the Cooroy Area Residents Association, and request the abovementioned application be recommended for refusal, since the ‘shopping centre’ component is inconsistent with The Noosa Plan 2020.
1. The site is zoned ‘Community Facilities’. This supermarket proposal, and up to 15 associated shops, does not meet the overall intended outcomes sought for this zone.
2. The proposed supermarket and shops would be located 1.2 km outside Cooroy’s business district. However, the Local Area Plan Code limits the expansion of retail and commercial functions to the land within the District Centre zone.
3. The scale of the ‘shopping centre’ component (5,626 sq. metres) is excessive – well over the gross areas of other supermarkets in the shire. Cooroy already has two IGA supermarkets and a fruit shop and there are three other Woolworths supermarkets in the shire. There is no ‘need’ for this supermarket.
4. Existing problems with congestion at the Elm/Myall streets intersection would be greatly exacerbated if this proposal were allowed. As well, Overlander Avenue and Ferrells Road (quiet residential streets) would become congested with traffic from shoppers and staff, and heavy delivery vehicles, becoming dangerous for children walking or travelling to school on bikes.
5. Noise and light pollution from the operation of the shopping centre and associated shops, especially during extended delivery and operating hours, would result in decreased amenity for those living along Ferrells Road.
6. The construction of such a large shopping centre away from the centre of the town would result in a loss of business for our local retailers and a decrease in property values near the shopping centre. And would increase the pressure on our roads, utilities and waste infrastructure.
7. Siting this large-scale supermarket at the southern entry to Cooroy would greatly detract from the village character and aesthetic amenity of our town.
The proposed Shopping Centre development clearly does not align with Noosa Plan 2020.
We request that Council reject this application.

There is no confirmed opening date for the new Woolworths supermarket in Cooroy since Noosa Council is still assessing the application.

When Noosa Council assesses the application, Cooroy resident and business groups will hold a joint town meeting where everyone interested can hear about any proposal from both the developer and council planners, ask questions and debate the pluses and minuses of the application.

The supermarket chain, Woolworths, has purchased the Myall St property across the road from the GemLife proposal and have signalled their intention to lodge a development application for a large supermarket and associated businesses.

The retailer, Woolworths, has purchased the Myall Street land opposite the Cooroy Golf Club and has sought community consultation ahead of its development application to council.

UPDATE ON MYALL STREET LAND SALE TO WOOLIES
Things are moving faster than I first thought on this.
The Courier Mail reports today:
“Woolworths had started planning for site and was set to propose a mix of uses including a new full-line supermarket with a drive through and pick-up facility, speciality retail, new carparking and other uses depending on local needs.
“Our vision is to create a high-quality shopping and community destination that complements the village feel of Cooroy while enhancing convenience for local residents – many of whom currently drive to Tewantin, Noosaville or Peregian Springs to shop in a full-line supermarket,” Ms Powell said.
“We welcome community interest in our plans and will shortly be commencing a comprehensive engagement process with both community and stakeholders to inform our future plans for this site.
“We look forward to speaking to as many local residents as possible.”
